When Is It Time To Replace My Roof?

Roof

If you own a car, you most likely know when it’s time to replace it. If it keeps breaking down, costing you time and money, and leaving you on the side of the road, start looking for alternate forms of transportation.

Similarly, if you own a home, you should always be on the lookout for signs that your roof is in need of repair. Your roof is a most essential part of your home; it keeps you protected from the elements, and it provides comfortable temperatures as a result of regulating hot and cold conditions outside.

When your roof is worn or damaged, some telltale signs become evident. Failing to recognize these signs or take action to repair or replace your roof when you see them is a recipe for potential disaster. You may be compromising the safety of your home, your belongings, and even your health. If you want to provide peace of mind, safety, and comfort for your family for years to come, look for these signs that it’s time to replace your roof:

  1. Your roof is old. Most roofs come with warranties, and many are guaranteed for 10, 20 or 30 plus years. If you are approaching the end of your roof’s lifespan, or you start to see signs of wear and tear that are evident to even your untrained eye, it’s time to consider a replacement.

  2. Your roof looks bad from the street. We know curb appeal is important to you; no one wants their roof to detract from its pleasing appearance. If you can see signs of damage from the street such as missing shingles, streaks along your roofline, or damaged flashings, call in a professional for an assessment to determine whether you need repair or total replacement.

  3. The shingles are damaged or compromised. Shingles that are cracking, chipping, peeling, or missing are a sign that at least a repair is in order. Wet shingles or standing water are another sign that damage is afoot; water is likely getting into other areas along your roofline and causing damage to the interior of your home as well. Pay some attention to these areas and fortify areas that need repair as you prepare for eventual replacement.

  4. Granules are washing off your roof. When shingles start to deteriorate, they begin to wash away in small pieces that resemble dark sand. Granules will appear in your gutters, your landscaping, and your yard, and this is a clear sign that you’ll need to take action.

  5. The deck is sagging. The deck of a roof is the collection of support beams and structures that keep your roof stable and in place. If it looks like it’s sagging or there are low lying areas that make your roofline look inconsistent, you’ll need to consider replacing both shingles and the roof deck.

  1. There is evidence of staining, peeling, or bubbling paint. Look indoors for signs of roof damage as well. If you see wet water stains on the ceiling, peeling or bubbling paint, or even cracks along the wall by the ceiling, these are all indicators that moisture has somehow gotten into your house by way of a damaged roof. Take action immediately to prevent mold and mildew issues from ruining your belongings and even your health.

  2. There is water in your attic. Your attic should be regularly inspected for signs of moisture, water, and even light patches coming through. All of these situations point to damage along your roofline. Checking after heavy rains and in the spring when the snow melts are essential for keeping your roof in tip-top shape.

  3. Your energy costs are rising. A quality roof helps to insulate your home from extreme heat and cold temperatures. If your roof is damaged or in need of repair, you’ll see evidence on your energy bill--your costs may increase dramatically, depending on how extensive the damage is. Do what you can to repair or replace compromised areas and seek the advice of a trusted roofing professional to see what needs to be done.
